Shahrukhz Danube: Dubai tower named after Shah Rukh Khan sold out for Rs 5,000 crore on launch day | World News

A nearly Rs 5000 crore (Dh2.1-billion) commercial tower named after Bollywood superstar Shah Rukh Khan in Dubai sold out on its launch day.
Developed Danube Properties, Shahrukhz Danube marks the world’s first commercial building branded after a Bollywood star. Spread across more than 1 million sq. ft., the 55-storey tower on Sheikh Zayed Road will house 488 units, with prices starting at Dh2 million (around 4.54 crore rupees). The project is scheduled for completion in 2029.
Rizwan Sajan, founder and chairman of Danube Properties, told The Khaleej Times that the extraordinary demand reflected the project’s unique value — a coveted location, seamless access to Dubai’s key dricts, and a design that blends global luxury with premium amenities. “The response confirms that we have delivered something truly exceptional,” he said.
Shah Rukh Khan described the project as both an honour and a symbol of Dubai’s spirit. “Dubai has always embraced me with warmth — it’s a city built on courage, imagination, and the belief that nothing is impossible,” he said.

Commercial property demand surges
While Dubai’s residential market cools after a five-year rally, the commercial real estate sector is accelerating. According to CRC Property’s Q3 2025 Market Report cited The Khaleej Times, the segment recorded 31% growth, with commercial sales hitting Dh30.38 billion (Rs 68,969 crore).
The office market continues to lead this surge. In Q3 alone, office sales reached Dh3.1 billion (Rs 7,037 crore) across 1,153 units — an 18% rise from the previous quarter and a stunning 93% jump year-on-year. Transaction volumes climbed 19% quarter-on-quarter, signalling strong investor appetite and sustained demand from businesses seeking prime commercial space.
Shahrukhz Danube will feature 35-plus amenities, including a sky pool, air-taxi-ready helipad, valet services, and exclusive executive lounges. At a gala dinner attended Shah Rukh Khan, Danube’s chairman hinted that a ‘Shahrukhz Danube 2.0’ could be announced soon.
